Dethy project
The Dethy project, located in Saint-Gilles and carried out by BXLMRS Architects, tells the story of a 280m² terraced house transformed by incorporating circular economy principles. The project focused on combining a wooden structure elevation and energy renovation, with the aim of achieving passive performance.
However, the initial objective was adjusted to a very low energy performance. Among the measures implemented, the reuse of materials (bricks, façade tiles, etc.) was central. Another remarkable aspect of the project is the use of BIM, which enabled a precise modelling of the existing building based on a 3D scan. This technology facilitated coordination between the design team and contractors, particularly regarding the integration of the wooden frame into the structure.
The project had to find a balance between energy performance and the use of natural materials. While the initial idea was to use only ecological insulation, petrochemical-based insulation was employed in some parts of the building to meet technical requirements. This type of dilemma highlights the complexities of such renovations: how to remain true to one's ideals while meeting strict technical goals? Dethy is based on four pillars: eco-design, the use of BIM, passive renovation, and the application of circular economy principles. The lessons learned show that these four pillars, when working together synergistically, yield stronger results than when applied individually.
The relatively long duration of the project (from 2015 to 2021) allowed for numerous experiments and developments in how to approach energy renovation with increasingly limited resources. The project's completion coincided with the launch of RÉNOLUTION at the Brussels regional level. In connection with the 2050 carbon neutrality objectives, this raises the following question: how can 200,000 buildings (or 600,000 homes) be renovated energetically using a circular approach?
